GARAGE CONVERSIONS – DOMESTIC PROPERTY

I’m proposing to convert my garage. Do I need to make a Building Regulation Application?
Converting your garage is a big investment in your time, money and effort and a Building Regulation application should be submitted in all cases, regardless of whether Planning Permission is required.

Why is an application required?
When converting your garage, you will be required to upgrade / improve various elements of the existing structure to make it suitable for use as habitable accommodation.

You will need to ensure the following:
  • Prevention of damp penetration
  • Insulation and ventilation upgraded to current standards
  • Provision of adequate means of escape in case of fire


What information will be required as part of the application?
The information required depends upon the type of application you have chosen to submit. However, as a minimum requirement you should supply the following:
  • Completed application form appropriate to the type of work proposed
  • Correct charge (based on Table B of our charges schedule)
  • Site location plan
  • Basic sketches in the case of a Building Notice application, or full constructional drawings and structural calculations for a Full Plans application.
