INTERNAL ALTERATIONS


Do I need Building Regulation Consent to carry out internal alterations in my property?
A Building Regulation application may be required, but this is dependant upon the type of work you are proposing to carry out. The information listed below is not exhaustive and you should always obtain confirmation from Building Control if you are in doubt.

Removal of Internal Walls / Formation of an Opening
The removal of a non load-bearing wall does not require the submission of a Building Regulation application. However, if this affects fire precautions, such as removing walls to staircase enclosures an application should be made to Building Control.

A Building Regulation application is required when removing a loadbearing wall or forming an opening in an existing loadbearing wall (if you are unsure you should consult an independent structural engineer before commencing any work). Your application to Building Control can be under the Building Notice procedure, but you should supply supporting structural details / calculations to verify the adequacy of any new steelwork.

Chimney Breasts
The total removal of a chimney breast does not require an application under the Building Regulations. However, if you propose to remove only part of the chimney an application will be required so that any supporting structural elements can be checked for compliance with the Building Regulations.

New / Replacement Chimney or Flue
A Building Regulation Application is required to replace a chimney or flue. Further guidance on the requirements of the Building Regulations is available from the Building Control Department.

Repositioning of a Staircase
The repositioning of a staircase requires the submission of a Building Regulation application. It is necessary not only necessary to check the staircase itself but any structural alterations which are required during the alterations.
Drainage
Any new drainage works, including the formation of a new WC or repositioning of a Bathroom will require the submission of a Building Regulation Application.

Replacement Boilers
On the 1 April 2005 the Government introduced new regulations in respect of gas boilers. Although you do not need Building Regulation approval, you must use a Gas Safe registered gas installer and have a condensing type boiler fitted. Please refer to our ‘Boilers’ page for further information.

Garage Conversions
A Building Regulation application is always required when converting your garage to habitable accommodation. Further guidance is available by clicking here.

Electrical Work (dwellings only)
On 1 January 2005 electrical installation within dwellings came within the scope of the Building Regulations. An application is not required if the installer is registered on a Government Approved Competent Persons Scheme. Further information is available by clicking here.

Re-Roofing / Renovating Thermal Elements
An application is required for works to thermal elements under the Building Regulations
