Do I need Building Regulation Consent?

Roof Windows
The installation of roof windows will require the submission of a Building Notice. Please refer to Table C of our charges schedule for the current charge due.

A Building Control Surveyor will inspect the installation and check the work for compliance with the regulations. A Completion Certificate will be issued upon satisfactory completion.

Dormer Windows
The formation of a dormer window will require the submission of a Building Regulation Application.

If the new dormer extends the useable floor space of an existing room, the charge payable should be based on Table B of our current charges schedule.

If the new dormer provides only headroom, the charge payable should be based on Table C of our current charges schedule.

Roof Extensions
If the formation of a dormer window is part of an overall extension to the roof, the charge payable should be considered as part of the overall floor area of the new extension (Refer to Table B).


Loft Conversions
If the roof space is converted to a habitable room and includes a dormer window the charge payable should be based upon the set fee for loft conversions (Refer to Table B).

What information will be required as part of the application?
The information required depends upon the type of application you have chosen to submit. However, as a minimum requirement you should supply the following:

  • Completed application form appropriate to the type of work proposed
  • Correct charge
  • Site location plan
  • Basic sketches in the case of a Building Notice application, or full constructional drawings and structural calculations for a Full Plans application.

Consent for this work may be required under Planning / Listed Building Legislation and you are advised to investigate further before commencing work.
