Do I need Building Regulation Consent?


Greenhouses
The installation of a greenhouse at a residential property would normally be exempt under the Building Regulations providing:-
  • it is not used for retailing, packing or exhibiting

Summerhouses (Detached Buildings)
The installation of a summerhouse at a residential property would normally be exempt under the Building Regulations provided the following criteria are met:-
  • Floor area measuring less than 30m²
  • Tiled / felted roof
  • Containing no sleeping accommodation
  • Have brick / concrete walls or be more than 1m from the boundary


Sheds (Small Detached Buildings)
The installation of a shed at a residential property would normally be exempt under the Building Regulations provided the following criteria are met:-
  • Floor area measuring less than 15m²
  • Containing no sleeping accommodation


What else should be considered?
The above exemptions do not extend to any electrical or drainage installations.

If your proposal includes new drainage an application may be required and you should consult Building Control for further guidance.

Any new electrical work should be carried out by an electrician belonging to a Government Approved Scheme or a Building Notice application made to the Council (click here for further information).
