Removal of Internal Walls / Formation of an Opening The removal of a non load-bearing wall does not require the submission of a Building Regulation application. However, if this affects fire precautions, such as removing walls to staircase enclosures an application should be made to Building Control. A Building Regulation application is required when removing a loadbearing wall or forming an opening in an existing loadbearing wall (if you are unsure you should consult an independent structural engineer before commencing any work). Your application to Building Control can be under the Building Notice procedure, but you should supply supporting structural details / calculations to verify the adequacy of any new steelwork. | |

Chimney Breasts The total removal of a chimney breast does not require an application under the Building Regulations. However, if you propose to remove only part of the chimney an application will be required so that any supporting structural elements can be checked for compliance with the Building Regulations. | |
