Do I need to make a Building Regulation application?

Certain detached garages are considered exempt under the Building Regulations and an application is not required. To be exempt the garage must meet the following criteria:

  • Floor area less than 30m²
  • No sleeping accommodation
  • Brick or concrete walls OR more than 1m from boundary
  • Tiled or felted roof

What charge do I have to pay if an application is required?
The construction (or extension) of an attached or detached garage is charged at a set fee if the floor area does not exceed 100m². Please refer to Table B of our charges schedule to check the current charge.

If the floor area exceeds 60m² then the fee will be individually determined by the Building Control Manager / Senior Surveyor and you should contact Building Control to obtain an application charge quotation.


What information will be required as part of the application?

The information required depends upon the type of application you have chosen to submit. However, as a minimum requirement you should supply the following:

  • Completed application form appropriate to the type of work proposed
  • Correct charge
  • Site location plan
  • Basic sketches in the case of a Building Notice application, or full constructional drawings and structural calculations for a Full Plans application.
