Building Regulations

Development Control is concerned with the appearance and environmental impact of proposed development. Building Control is concerned with constructional details and actual building works. Early legislation stemmed from the need to prevent the spread of fire, to promote good standards of building construction and to prevent disease. Today its scope has widened to embrace:

  • The health, safety, welfare and convenience of users of the building and others affected by the buildings
  • Conservation of fuel and power
  • Access and facilities for the disabled

The majority of building work requires approval under the Building Regulations, from structural alterations to a house to the development of a major office building. As the Regulations are complex, Building Control staff are always pleased to advise you on the need or otherwise for approval. Having established that Building Regulation approval is required, a Full Plans Application must be submitted in the case of a commercial property:

Deposit of Full Plans: The Full Plans procedure involves the preparation of detailed building plans for submission and checking. The Building Control officer will check your plans and consult with any appropriate organisation i.e Fire Officer. A decision will be given within the statutory period of five weeks or up to two months if you agree to this. If your plans comply with the Building Regulations you will receive a notice that they have been approved. If the Officer is not satisfied you may be asked to make amendments or provide further details.
