What are proper Planning considerations?

In determining any Planning application the Council needs to assess all relevant considerations. In making your comments on any development proposed you should focus on Planning and land-use issues. Whilst not intended to be a comprehensive list, the following table identifies the principal material and non-material issues:

Material Considerations
  • layout/density
  • privacy
  • daylight/sunlight
  • access
  • traffic
  • local economy
  • design/appearance
  • noise/smell
  • impact on wider landscape
  • cumulative impact*
  • previous similar decisions*
Non-Material Considerations
  • history of applicant
  • loss of view
  • commercial competition
  • change from previous scheme
  • impact on property values
  • restrictive covenants
  • ownership of land
  • rights of access

* Each case must be considered on its merits

If you raise issues in the non-material column the Council will not be able to give them any weight in the determination of the proposal.
