The proposal would have a serious and adverse effect on the amenity enjoyed by occupants of neighbouring property in particular and the surrounding area generally by reason of noise disturbance, general pedestrian activity at and within the vicinity of the site and would also be contrary to Policy D1 (Standards of Design), Policy G10 (Conflicting Uses) and Policy R13 (Amusement Centres) of the Isle of Wight Unitary Development Plan.
