RESOLVED :

 

THAT, subject to minute number 82, being amended to read that Mr D J Knowles is the proprietor of a mental health unit, the Minutes of the meeting held on 10 December 2002 be confirmed

Consideration was given to item 1 of the report of the Strategic Director of Corporate and Environment Services.


RESOLVED :

 

THAT the applications be determined as detailed below :

 

The reasons for the resolutions made in accordance with Officer recommendation are given in the Planning report. Where resolutions are made contrary to Officer recommendation the reasons for doing so are contained in the minutes.

 

Application:

Details:

Land at Little Gatcombe Farm, Gatcombe, Newport, Isle of Wight.

Retention of conservatory and sand school; continued use of barn as occasional livery; continued use of part of garden area as tea gardens.

Decision:

Conditional planning permission, subject to the conditions set out in the Part II Register.

Conditions:

1.        The number of tables provided outside the building in conjunction with the Tea Garden use hereby approved shall not exceed three, unless the prior written consent of the Local Planning Authority is obtained.

 

Reason : In the interests of the amenities of the area and to comply with policies D1 (Standards of Design) and TR7 (Highways Considerations for New Development) of the Isle of Wight Unitary Development Plan.

 

2.        The livery use shall be restricted to the four stables coloured yellow on the plan attached to and forming part of the decision notice.

 

Reason : In the interests of the amenities of the area and to comply with policies D1 (Standards of Design) and TR7 (Highways Considerations for New Development) of the Isle of Wight Unitary Development Plan.

 

3.        Within three months of the date of the decision notice, the hedgerow on the northern boundary adjoining the sand school shall be strengthened by the planting of hedgerow plants of species and in locations agreed in advance in writing by the Local Planning Authority. Such planting shall be maintained and allowed to grow to a height of at least two metres and any plants which die or become diseased within five years of the date of planting shall be replaced.

 

Reason : In the interests of the amenities of the area, which is designated as of Outstanding Natural Beauty, and in accordance with policy C2 (Areas of Outstanding Natural Beauty) of the Isle of Wight Unitary Development Plan.
